Here are some of the questions that we get asked most often. If your question isn't here please do get in touch and we'll do our best to answer it for you.

MOT FAQs

If you making a BACS payment we ask you to make it when you book your inspection - we will provide you with a unique reference code so we can identify your payment. If you are making a card payment we will pre-Authorise your card when we take the booking but will not take the payment until the day of the inspection. An inspection will not take place unless it has been paid for beforehand.

We accept direct transfers to our account (BACS), all major credit cards, PayPal and cash. All inspections and surveys must be paid before they can commence.

Yes, we do accept cash but please be aware that the inspector will need to receive the cash before the inspection can begin. A receipt will be supplied.

You can click on the 'Book Survey' button on the website or if you prefer to speak to us just call our office and we will confirm what you need and book a convenient time for you.

No, whereas the report is extremely comprehensive we pride ourselves on keeping it simple and incorporate charts to show the results visually and even employ a 'traffic light' system to highlight Good, Advisory and Warning outcomes.

Yes, if you lose your report for any reason, just call the office or send us an email and we'll get a replacement link and login code sent to you.

Yes, we carry full public liability insurance.

Please ensure that we can gain access at the appointed time. If we are carrying out a Thermographic Survey we will ask you to ensure the heating is on and turned up to maximise the temperature differential. We are prepared to move light obstructions out of the way with your permission but if you have got heavy items of furniture blocking an electrical socket for instance, then it's unlikely that we'll be able to check it. A common sense approach usually goes a long way to ensuring we can do our job and provide you with the most comprehensive report possible.

It's a check of your home that gathers hundreds of data points. Think of it like a highly comprehensive MOT for your house. We look over all the main aspects of your property and provide you with a traffic light report - GREEN is 'Pass with no faults' - YELLOW is 'Pass but with advisories ie keep an eye on this' - RED is 'Fail, needs attention, potentially dangerous'. There is also a pie chart showing the totals of all Pass, Pass Advisory & Fail results as well as a bar chart that breaks down each room / system to show the numbers.

By far the most detailed section of the report is the interactive section that shows the room / system in detail and lists each component that was checked, what we checked for and the results of our findings - each item is clickable but if you prefer to see the rooms in list view then just click the 'Expanded view' button and you will be presented with the complete findings in a tabulated format.

The MOT My House Inspection will provide you with incredible detail of your home and the systems that it's made up from. It far exceeds a RICS Level 3 Survey but as we don't provide indemnities it can not be used to satisfy a lender.

This will very much depend on the size of your home but the average property usually takes a morning or afternoon for us to look at everything.

We look at your hob and oven but we do not offer PAT testing at this time.

It will be emailed to you within 48 hours.

We usually only send an electronic copy but we appreciate that sometimes customers prefer a hard copy, this can be sent out to you if you ask the Surveyor at the time of their visit or by calling the office. We do charge an additional £25 to cover the cost of printing and postage and it will take a little longer than the usual 48 hour turnaround.

That very much depends on the size of your property, obviously the larger it is the longer it takes and the more we have to charge. Our base cost is £199 which is for the first 4 rooms.

We expect that you do some of the checks yourself but unless you are a professional with lots of experience and specialist testing equipment you will probably miss things. Also, it's easy for you, due to your familiarity with your home, to overlook problems or just put them down to 'niggles' that you live with without realising that they could potentially lead to bigger problems or even be an indicator for something else entirely.

Yes, we have a property maintenance arm to our company. If the work involved is beyond our scope we can usually steer you in the right direction towards a reliable provider.

You have your car checked out each year, we would recommend doing the same with your biggest asset. We would certainly advise not exceeding 2 years between inspections. After all, a few hundred pounds spent on an annual survey could save you £000's by picking up issues early before they become major and expensive headaches.

Our House MOT Inspection is a valuable tool to identify problem areas and is more comprehensive than even a Level 3 survey. However, lenders usually require a RICS survey and we would always advise buyers to get the appropriate advice when considering a large investment. Whereas we endeavour to provide as much insight into the state of your property we are not liable for any omissions or errors.

In all likelihood, yes it will because you will be fully aware of what needs to be done to get your home up to scratch which will prevent your potential buyer from being put off by defects.

No, we are not RICS members and nor do we offer home buying surveys.

No, one of the reasons that RICS surveys are so expensive is the cost of the indemnity - the Surveyor is liable for anything they have missed, which is one of the reasons these surveys are so light on content - you don't need us to tell you how far you are from hospitals or how well equipped your village is, nor what your walls or roof are made but you do need us to tell you if there is a slipped or broken tile or if we have spotted a fault on a light switch that could potentially harm you or damage your home.

We are extremenly thorough and follow a set inspection protocol established over many years, however we are not infallible. If you think we have missed something just tell the surveyor and they will confirm whether it has been checked, is still on their 'to do' list or has indeed been missed. If it has been missed they will get it checked and offer their apologies!

If we find no faults you are in the enviable position of having a perfect home and should be proud for keeping it in such a great state of repair. However, we will have still carried out the inspection and so, no you do not get your money back.

Air FAQs

You can have the Air Quality survey done at the same time as the MOT Inspection if they are booked together. If you ask the Surveyor when they get to your property they might not have the time to do it on the same visit, might not have the equipment with them or they might not be trained on conducting Air Quality surveys. So it is best to add it on at the time of booking, that way the right person with the right kit can make a single visit and do all the tests for you.

If we are already on site there is no need for an additional call out fee, so it's less expensive. Where possible we advise that you have all surveys and inspections done at the same time.

Our Air Quality survey will check the quality of the air in your home. It will provide readings for CO2, Carbon Monoxide, Formaldehyde (CH02), Volatile Organic Compounds (VOCs), Relative Humidity, Temperature and both fine and coarse Particulates (PM2.5 & PM10) which can be indicative of pollution or mold spores.

>The Air Quality survey can identify poor quality air, which in certain instances can be highly damaging for your health. That sudden bout of asthma or persistent cough, or the odd smell in your clothes or a particular spot in your home might well be due to damp or mold. Leaking stoves and flue pipes can be spotted so preventing carbon monoxide poisoning. It will also identify humidity levels which if too high will lead to damp issues. If your ventilation is inadequate you might well have excessive CO2 build-up, which can cause headaches, tiredness and nausea

Particulates are tiny particles on the nano scale that are present in the air we breathe. If the levels are high in a particular area it's usually for a specific reason and may be causing symptoms to you and your family.

It will certainly help you identify areas of concern and things that could be exacerbating your condition. This will allow you to make the changes around your home to improve the quality of the air you and your family breathe.

Broadband and WiFi FAQs

You can have the WiFi & Broadband survey done at the same time as the MOT Inspection if they are booked together. If you ask the Inspector when they get to your property they might not have the time to do it on the same visit, might not have the equipment with them or they might not be trained on conducting Broadband and WiFi surveys. So it is best to add it on at the time of booking, that way the right person with the right kit can make a single visit and do all the tests for you.

Our Broadband and WiFi survey will check the quality of you broadband service by assessing the upload and download speeds, we will compare this to what is available in your area and advise whether you are receiving the optimum service. We also check the WiFi signal strength on the 2.4, 5 and in some instances 6 GHZ channels in the main living areas of your home. This shows whether you have dead spots and we will advise how to overcome them. We also see what devices are connected to your router, ensure you are using the best channles and security protocols as well as checking Latency, Jitter and Interference levels and look at the signal strength in your home. The report measures all these and provides an explanation of what they are, how they affect your service and where appropriate, how they can be improved.

The Broadband and WiFi survey can identify poor quality broadband service from your provider and show how your routers and access points that provide your wiFi network are performing. We also look at coverage within the home and look for dead zones - this often explains why you are having WiFi blackspots and find that the Internet isn't available on certain devices.

The survey will certainly help you pinpoint where the issues are. This might be with your incoming broadband or it might be the router configuration, channel selection or a device which is too greedy and hogging the bandwidth.

We don't alter your settings but we do show you where the problem lies and explain how to resolve it. If it's down to equipment or your provider then the survey will let you know what the problem is.

If you are completely happpy with the speed and bandwidth you are getting and confident that your ISP is providing you with the service you are paying for then you probably don't need a survey. If like most people this isn't the case then you probably do.

The survey will identify all the devices connected to your WiFi network, if one or more of the devices are not yours then it could be that someone else is piggybacking off your WiFi and stealing your bandwith. This is usually only an issue in multi-occupancy buildings and in properties with very close neighbours, often with adjoining walls.

The survey will show areas of weak signal strength, this could be due to magnetic interference, thick walls or being too far from the router. We will make recommendations as to how this can be overcome - sometines it's as simple as repositioning the router or it might be that you need to add a repeater or beefier router.

Radon FAQs

Yes, you can have the Air Quality survey done at the same time as the MOT Inspection if they are not booked together. This is because the first stage is to position Radon detector discs in your home and they need to stay in-situ for 7-10 days. After this time we ask you to put the discs in the envelope our Surveyor will leave with you and send them back to us.

Radon is a colurless, odourless radioactive gas that is formed by the decay of naturally occurring Uranium in the ground.

Radon emits radiation energy which can damage tissue and cause cancer - especially lung cancer.

Uranium occurs everywhere and therefore so too does Radon, but it can be stronger in some areas. It occurs outside everywhere wnad inside sometimes. Usually the levels are low and don't pose a health risk but some areas and some buildings can have high concentrations that are dangerous and increase your risk of developing cancer. For the sake of a minimal cost why take the chance?

Not always, no. Some buildings don't suffer as much as others. The problem is that unless you test for it you won't know. Remember, you can't see it, taste it or smell it. The only way to know whether you have a high concentration of Radon is to have a test conducted and the results analysed in a lab using sophistacted sensitive scientific equipment.

It all depends on the levels found. A safe level is considered to be less than 100 bequerels per cubic metre (Bq m-3), with the average house measuring in at 20 Bq m-3. Obviously the higher the level present the greater the risk to your health. If the levels are higher than 100 Bq m-3 or just higher than you find comfortable then various remedies can be undertaken to remove the Radon and keep it at bay. We don't do this work but the report will identify whether you need to consider having it done.

If you take remedial action and put measures in place to reduce the amount of Radon present to acceptable levels then it will not show on a Buyer's report that the Radon levels are high in your property. This won't of course change whether you live in a high Radon level area.

Not without testing for it with specialised equipment. Radon is neither visible nor does it smell. The only way to know how much Radon you have present in your home is to test for it.

Not at all. It's a fact that Radon causes lung cancer and being exposed to elevated levels increases the risk you face. If you don't test and even if you do but then fail to act on a high reading, you are putting your health and that of your Family at risk of developing lung cancer.
